The assignment requires detailed fire protection BIM modelling, multidisciplinary coordination, clash resolution, and construction-ready shop drawings, consistent with the attached reference images.

Project Overview

- Residential apartment development comprising approximately 41 buildings across four main zones.
- Approximately four main apartment unit types across 12 building prototypes.
- Eight floors per building, with typical floor areas of approximately 1,000–1,500 m².
- Underground parking basement.
- One community centre at basement level in Zone 3.
- Total site area of approximately 187,000 m², including a linear garden.

Required Services

- Develop detailed Revit models for the fire protection systems based on the supplied design drawings and specifications.
- Model firefighting pipework, sprinklers, valves, equipment, risers, fire pump rooms, and associated connections within the agreed scope.
- Coordinate with architectural, structural, HVAC, plumbing, and electrical models.
- Perform clash detection using Navisworks or equivalent software, including installation and maintenance clearance checks.
- Propose coordinated routing solutions, maintain a clash register, and update the models through agreed coordination and review cycles.
- Prepare construction-ready shop drawings showing coordinated layouts, dimensions, elevations, sections, installation details, and required openings.
- Coordinate prototype models and their application across the buildings, including building-specific differences, basements, common facilities, and external fire networks where applicable.

Expected Deliverables

- Editable Revit models and coordinated Navisworks files.
- Shop drawings in PDF and editable DWG formats.
- Clash reports, issue registers, and closure status.
- Coordinated plans, sections, equipment layouts, and opening details.
- Model-based quantity schedules.
- Final coordinated submission incorporating agreed review comments.

Construction readiness must include resolved coordination issues and documented acceptance of any remaining exceptions.

Proposal Requirements

- Assumptions, exclusions, included revision cycles, and any additional charges.

Preference will be given to Saudi Arabia-based candidates with demonstrated experience on similar projects.
